Mission Beach offers a wide range of sights and activities that draw visitors from all over the world. Located at the northwestern end of the peninsula with ocean and bay views, the site is approximately 700 square feet larger than the standard 1,250 sf. lots in the area. Ownership purchased the property as a second home, doubling as a vacation rental during the summer months.

Common among early homes built in the area between 1900 and about 1950, the existing structure was a classic ‘beach shack’ with single-wall construction lacking a concrete foundation. Extensive planning and coordination with the city, engineers, and various consultants was required to set the stage for this rare design opportunity.

Lots in Mission Beach are very tight, every square foot matters. Pre-existing non-confirming setbacks were maintained where possible in an effort to maximize development opportunities, while the 3-story structure nests inches below the maximum overall height of 30’ for the zone. Great care was given to keeping this project out of a coastal development designation, saving the client precious time and money.

The final design includes outdoor living spaces at each level, dual kitchens, dual masters, dual living rooms, four bedrooms, three bathrooms, and alley access to two enclosed parking spaces. Ownership asked for a cape-cod aesthetic reflecting their east coast roots.
